The cops just keep the peace and without a court order to serve the eviction they can't do anything.Now if your sister was doing something illegal the cops could then arrest the tenant or people residing there etc. if they were caught doing something.There is a process that has to be followed to evict a tenant by law.

However, that’s not what happens in an Equity Holding Trust arrangement...assuming the process is carried out properly.It works (should work) like this: the Beneficiary Agreement that is a part of the Equity Holding Trust documentation structure states that: In the event of an eviction for cause of any tenant who is also a beneficiary in the trust, the eviction within itself shall serve as constructive notice to the non-defaulting beneficiary/ies of the defaulting party’s intent to sell its beneficiary interest to the remaining (non-defaulting) beneficiary/ies...at full Fair Market Value.At this point, such offering price by the acquiring (non-defaulting) parties could be just the loan amount plus a dollar or two.

Seems contradictory to have such low cash-on-cash result in such a high IRR, but it serves as an example of how there are a lot of variables in this business that effect the IRR.
