Does anyone here run profitable rentals (long term or short term) and would be willing to share some good locations / strategies on getting started? 

I’m interested in investing in more real estate to have long term and short term rentals for passive income.

Making sure you are doing more hours than any other party can be tricky, which is why you should regularly monitor your hours and the activity of your vendors. 

What are your thoughts on what seems reasonable in terms of number of units to keep a spouse active and busy enough to make up 750 hours a year?

Bham was good to start to buying rentals for beginning investors.Now, Huntsville may have been smaller in terms of population back then, but things have drastically changed.

I’ve heard the term not fully aware of its real life application .

For those in the highest tier (or know about it), can you give a general description/example of how the process goes in terms of if you have to fill out a lot of forms in order to invest in properties (and if so approximately how many) and what amount of time you spend a week on your investments?

We also beautified the exterior, fixed the roof, have now rented the bottom unit to a medium term tenant as Albany Medical Center is a 5 minute walk away.

Long story short, I am getting out of my 15 unit single family residential portfolio in South Florida.  

Aim for simple words and keep sentences short and varied, using very common words when you can.
