And there is certainly the REI equivalent of that person, but they are not a newbie ... they have the experience, scale, and funds to do that, and that was earned first by operating locally.

Potentially there could be interest if you identified a trend and a plan to deploy a substantial amount of capital to make the scale worthwhile for a VC firm; similar to what some SFR operators did raising institutional money through private equity and VC firms 5-8 years ago.

I have never seen development and expansion on the scale of what's going on there, without doubt opportunity abounds in mass supply you just have to keep an open mind that the best entry opportunity may not be in the exact format you desire it to be.
