Thoughts on West Dallas REI?

Hey all! So I've been reading on some forums about how DFW real estate is super saturated, contractors are charging more than ever, and there great deals are few and far between. I live in West Dallas around Singleton Blvd near the Big White bridge and have seen a lot of development (new houses and apartments) but I am a noob and still learning but searching for my first BRRRR deal. Anybody have any experience or wisdom about whats going on in West Dallas? Thanks so much!

@Tochi Ajiwe While I am anything but an expert in the DFW market, I myself just a few weeks ago traveled halfway across the country to tour some select markets in Texas. DFW was where I dedicated almost 1/2 of my time and focus. I love everything I found, except how insane everyone drives there. I have never seen development and expansion on the scale of what's going on there, without doubt opportunity abounds in mass supply you just have to keep an open mind that the best entry opportunity may not be in the exact format you desire it to be. 

If nothing else find out who some of the big players are and reach out to them and ask what their biggest problem is and how you can best be a solution to them, a great place to start can be as a helpful hand and learn everything you can from that "big fish".
