Any thoughts on your standard choices?

There are many deals out there and many choices.  

I got spooked and too risk averse, and had too low reserves, and I made what has obviously been a poor choice in retrospect.

There are several local banks in my area so I did have some choices.

The attorney who forms your LLC is an appropriate choice for a registered agent. 

In fact stay away from sec. 8 at all cost unless you have units in the ghetto in which case you have no choice.

A strong financial education is key to making well informed decisions and then taking appropriate action.Good job to those here who have made the choice and taken the action to do it!

I offered the owner $19k and he had some choice words for me.

So I'm reading all of these posts about 'nightmare tenants' and I'm wondering...are these all tenants that were not screened properly or substandard tenants that were allowed in because there was no better choice at the time?
