Maybe they can get deposit from here but there will be deductions for cleaning etc.. but if they get it from new person than there is no deductions they can just get their full amount... this is for roommates the house is not rented to a family it is rented to 3 roommates... do you think that is possible.. basically the lease agreement would be the same but you would just tell them if you get from me there would be deduciton but if you get new roommates to take the house there wouldnt be any...?

My general advice would be to determine whether you are open to renting by the bedroom, which would require you to share common area space with roommates.
