Because you appear to have no deals in the pipeline, you necessarily can only make the second kind of presentation: one describing your (i) general business plan/strategy for acquiring and turning projects; (ii) market analysis; (iii) a statement of your qualifications/experience; and (iv) references.     

I can refer a few great local lenders that can provide some guidance as it relates to financing and investment property.

If they bought their own place they probably won't care about a bad landlord reference or an eviction notice.

The technician write up references that the exterior heat pump compressor had locked rotor amps and couldn't be evaluated and recommended a whole new system due to it using the old refrigerant and it's condition and that the drain pan was rusted.
