@Tyler LushbaughYou don't need a real estate license per se if you are going to buy and hold or fix and flip, but it gives you the power to control your own destiny and not be at the mercy of real estate agents who are either too busy or extremely uninformed on how to work with investors.

Have they said when the smoke or where the smoke is more noticeable, In a complex I managed a patio smokers fumes went right up and in the above units door.. it's hard to control, best to eliminate if possible.. any cigarette use in common areas is lease infraction, so no halls, laundry rooms, ect for that.

Hey BP,I found out that is possible to remove a unit from Rent Control if you do "Substantial Rehabilitation" Substantial Rehabilitation:This applies only to entire buildings.
