I offered 161,250 with 20% down and splitting closing, they accepted (which tells me I offered too much) I ran the numbers on my home made short term rental calculator and there is plenty of meat on the bone for me.

The IRS recognizes several different ways to do cost seg, with varying degrees of precision and therefore protection from audits.If you plan on investing ongoing in real estate, I don't see a reason why you wouldn't take bonus depreciation unless the size of the asset does not make it worth the trouble.

Contractors ....I have always found it very helpful to use contractors for rehab loan transactions that have verified experience with or have been properly educated on rehab loans and have strong financials to support the start up costs and ongoing expenses associated with them.

I can easily take an online course through a local community college and get that done over the summer in like two months.I don't plan on going into brokerage or investment sales; however, I do plan on purchasing investment properties in the coming years once I have a steady income to qualify for a loan.

That house is worth $150K now.My wife said she’ll support me in taking the equity out to buy an investment property but she said we’re going to take a big hit to our credit.We currently owe $218K on our primary up a new mortgage will bring it up to $390KHowever, when I ran the numbers, assuming I would be buying a new property every year until 2027, I’m estimated to have roughly $250K of total equity from 5 properties.

I wouldn't ask her about it, just move to the next applicant, luckily you realized she wasn't being truthful before any paperwork was signed.This is someone you are going to have to engage with regularly for at least a year, no matter how the conversation goes, there will be some level of ongoing animosity on both sides, not worth it, good luck!

Everything finally closed a few weeks ago but then we just got an offer accepted on a second investment property and are planning on going through the whole process again but now when I'm starting to reach out to lenders for quotes, I'm hearing that because of the whole new Freddie/Fannie rules, it's even tougher to get a refinance on an investment property, so does anyone know of any lenders who specialize in this type of deal who would be willing to work with our somewhat unique situation?
