Investment Property Lenders in Idaho area

Hi there,

I acquired my first rental property back in December through using a HELOC on our primary (our primary is already paid off) then doing a cash-out refi to put the property on its own amortized schedule and freeing our equity back up. It wasn't an easy process because even though my husband and I have great credit scores and no debt, we're both self-employed and got put through the wringer and ended up with rate of 3.75% which isn't as good as we would've liked, but still managed to pencil. Everything finally closed a few weeks ago but then we just got an offer accepted on a second investment property and are planning on going through the whole process again but now when I'm starting to reach out to lenders for quotes, I'm hearing that because of the whole new Freddie/Fannie rules, it's even tougher to get a refinance on an investment property, so does anyone know of any lenders who specialize in this type of deal who would be willing to work with our somewhat unique situation? Thanks for all your help in advance!
