I like the remodel to make it new physically, but the downside on this house is emotional in nature... 

Most of our units have central heating forced air heat, good furnaces (9 are natural gas and 1 is oil) and good air ducts.

I know this isn't possible, but I guess it's just my nature.

I have been actively acquiring Notes for passive cash flow since that time.I like the the passive nature, the safety and the cash flow that I receive from Performing Mortgage Notes.

That does not change the nature of the transaction.  

I grew up around multi-family rentals, so that is naturally what I gravitate towards.

The Section 8 tenant typically pays the security deposit out of their own pocket so this is a good way to make sure they have some skin in the game.Another thought is market to Section 8 tenants that work for a living.
