The amateurs tend to look for the path of least resistance when things get tough and get fleeced investing in "cheap" markets they have absolutely no clue about.

We are going to be removing 2 walls, renovating the kitchen, one bathroom and all new flooring and paint.

We basically do everything drywall,paint, siding,gutters, concrete,tile, carpet, vinyl, hardwood flooring, fences,landscaping, tree service, asphalt,electrical,plumbing,carpentry.

Personally, the mistake I was thinking of, was that I picked the wrong paint color in one of our units, I felt bad because it's not what I wanted-- should have took more time!    

If you want carpet, go with a super cheap frieze and get a good quality pad with a moisture barrier (8lb pad).

New carpet, paint, fence around the back yard area maybe, new lighting, a few windows.

Repair costs may be 5-10k just for paint, new doors, and some landscaping]Occupancy = has tenant.

Only real problem is no one could ever track down the lock box code so we had to break in after closing to inspect and secure with new locksets ( new locksets are normal, breaking in not so much ) A light cleaning and a little paint and it should be rent ready on the 15thHang in there and don't get frustrated when they need everything immediately and then take forever to respond.Roll on,,,,,,

Well an analogy to your argument might be the painting of an entire rental property exterior (not just the bad spots in need of it).
