These are not service dogs and cannot go into public places with their owners, but they are pets that are emotionally good for somebody who has a mental illness.

People who put "location" at the top of the list are already making their lives significantly more difficult, and agents who still apply the antiquated "location, location, location" mentality to STR cannot possibly get the returns our clients get. 

I'm definately building a mental pro's and cons list from all the advice on this thread for future tenants.

Sounds like Dave Ramsey is promoting the "consumer mindset" mentality of debt free living.
