I bought a house on a lease with option to purchase. 

The tenant just signed a new 1 year lease but has also complained that the driveway needs relaying and that the deck is falling to pieces so guess this is a ploy to start negotiations on selling price.I understand that they pay the rent for a given time, plus extra that we hold as a deposit/down payment so assume I can get that contract drawn up by a real estate attorney who can also work on closing once the agreed upon timeframe ends (is this better than a realtor or should I just go with one and pay the 5%?

It’s important to fully understand the VA loan requirements in order to determine if you can juggle two loans at once.Having a renter locked into a lease who will cover those old monthly payments can go a long way toward making this work.Hope this helps you or at the very least it may give you other options. 

Also will the tenant have same rights within the original lease or could they just go into evictions if they also don't leave after the 20 days for instance?

Say I have a lease option contract deal with a seller who is agreeable to do a lease options deal, and we agree on X-amount per month for a lease, what if I'm unable to find a buyer in 2 months.

I have a business bank account with Chase, and I require (on the lease) all of my tenants to deposit with Chase.

One month passed and I did not see any rent coming in or lease agreement.

Last time a Tenant left in the other unit I gave them $100 each to find a new roommate and in a week they got one (individual leases per bedroom).

Then, I would create a state-specific lease with addendums that cover major issues (i.e. rent payments, pets, etc.). 

Are lease option to purchase deals unicorns or do they really exist?
