I think the right tenant will appreciate the gesture but not use it to manipulate you further down the road - if they do at all try to use it to get rent discounts or not pay rent on time then I would cut off the generosity immediately.

The stuff you can get online is someone else's solution to this challenge or a watered-down document that just covers the basics.Suggest you download several leases for you state and spend a weekend studying them, then cutting and pasting all the best parts into YOUR lease, that you fully understand.
