I recently decided to cut the excuses, pay the yearly BP fee and get some skin in the game to force me to work harder so I can make that money back through scaling my real estate investing.  

I'm guessing there are non permitted additions and county made them tear out rinky dink short cuts.

I think the right tenant will appreciate the gesture but not use it to manipulate you further down the road - if they do at all try to use it to get rent discounts or not pay rent on time then I would cut off the generosity immediately.

The stuff you can get online is someone else's solution to this challenge or a watered-down document that just covers the basics.Suggest you download several leases for you state and spend a weekend studying them, then cutting and pasting all the best parts into YOUR lease, that you fully understand.
