I assume whether the first floor (the other 2 floors are residential apartments) or the building as a whole is considered class B or A is largely based on opinion or are there specific attributes that make a bldg class A rather than B? 

I'd assume this is pretty solid if you are willing to purchase the business and property all in one transaction. (2) the length of the initial lease is very important. 10 - 20 years is a very large range.

It is difficult to scale without debt or partners with money.

Also consider it a sliding scale.

I rented out a 3 bedroom place before and the guests didn't even use the third bedroom they just wanted a large space for their family.
