Great job 809 credit score. 12 hits on criminal record the worst being battery with intent to cause physical harm (3 counts total) and Burglary of a Dwelling.

It is at a cost of $40 per adult.For Tenant, after showing if they are interested in signing a lease: 1.Fill out preliminary application.2.Verify application for 3 times monthly rent income, pay stubs, no felony, no evictions, at least 1 year on job.3.Query all adult names in state Courts Online system.4.Query Facebook.5.Query County Assessor page for properties in their name (foreclosure?)

I like having educated tenants, who I can communicate with easily (email/text), tend to be cleaner, can pay me online, have jobs and lives that are more stable and keep them busy and mostly out of trouble.They tend to be pretty transparent.

However, Google seems to suggest that the interest rate could be quite high and lenders won't lend as much since the land is vacant.To put my situation in context, I am currently working a W-2 job and my family and I are renting, so I am hoping to find a suitable multi-family property such as a duplex to move into for a house hack.

I have a guy (with 4 yr son) whose background checks indicates 700+ credit score, stable federal job (3X salary vs rent) for last 8 years, good references from past 2 landlords BUT had chapter 7 bankruptcy that was discharged in 2013.
