The issue is it creates a feedback loop, that is the problem for us humans and society, not for the companies and their advertising dollars.

Your job as a landlord is to provide the best quality housing you possibly can for your tenants and this includes making sure that their neighbors are responsible and are not drug dealers and rapist that have loud parties at all hours of the night.

You are human.... and sound like a good person with a good heart.... its ok to feel a little guilty, but you have to put that aside and run it like a business.

That’s great 😃 you answered my question.End goal of the civil and human rights trust association - handle the accounting.. bookkeeping.. contract’s administration …all contracts research 🔬 save the tenants humiliation and ignorance of their own contracts and possibly educate them on how to recoup settle removed the costs in foreclosure proceedings if they must leave their homes…no short sales or dignity ripping tactics Working towards fairness in contractual disputes obligations matters All court summons are handled with dignity for the people Administrators over the client/family new and old contractual obligations - meaning no court appearance if it’s submission is direct to the sources I am happy 😃 thank you very much ..sir.

A few friends who flip say I am not considered a “dealer” as this is only 1 flip so would I just be taxed as short term gains of 15%?

@Shadonna N. for Rhode Island I’d recommend checking out the “Noncompliance by Tenant” section of the RI Landlord-Tenant Handbook, which is an unofficial human-readable explanation of the various landlord/tenant laws in Rhode Island.Colloquially, local wisdom around here (RI) has it that our landlord-tenant laws are reasonably balanced, maybe a bit leaning toward the tenant, but that our neighboring state Massachusetts is much more tenant friendly. In practice, in eviction court a lot depends on which judge you get, as is probably true in a lot of places.

A dealer, investor, and broker are all treated differently even if acquiring the same item.A dealer might capitalize a lot more amounts to the property, not depreciate, and only recover amounts upon disposal. She can capitalize and deduct up to 5k (my response in thread) because of de minimis rules of debt acquisition an individual would not and capitalize to the property.A loan for an S Corporation needs to be made directly to the S Corporation to receive basis.
