For starters, the 30 year fixed went much lower from 2000-2004 than it went higher from 2004-2007 - and during 2004-2007 the effects of those rates were dwarfed by the most insane lending environment we have ever seen.But my main point is that interest rates are a response to economic conditions as much as a cause of them.

The market has changed big time even though the podcasts and stories are from a different interest rate environment. 

They can provide valuable insights into the local business environment and represent your interests effectively. 

While many factors played into the previous high inflationary environment, supply chain interrupts due to lock-ins and large amounts of stimulus spending was a noticeable contributing factor; as was the rapid rise in interest rates.

Everyone in my area is all about good, hard, honest, “secure” work in the corporate world and government and there’s only so many ways I can break out of this environment as a full time working mom of three!

My interest in a landlord friendly environment springs from my residing and operating my property management company in Southern California.  

Starkville would be my college town too, great environment to live in!

Need to be careful with some long term NNN leases in this current inflationary environment as the asset price, and price of goods and labor increases leases where one cannot raise rent may face some challenges down the road. 

The only thing you have to be strategic about is the PPP (prepayment penalties) You don't want to be tied to a rate for 5 years in a dropping environment when rates in the next 24 months will be lower than today.
