Are there any rules or guidelines I should know about beforehand, or can I just draft something very similar to what I'm seeing that's perhaps a bit more specific to myself and later my LLC?

So, we are wondering are there any guidelines for starting a multifamily business?

I'm fairly risk averse, but at the same time I love to take a gamble on real estate some times.  

Loan officers are not always the most creative people, they know their guidelines and they can recite them to you.

Not sure if this applies to you but if you own that property in your name and are a foreign national then there are some specific guidelines you're going to want to be aware of if planning on doing a 1031 exchange.  

It's really starting to get scary now when many markets that use to cash flow positive no longer do, and you are almost gambling on appreciation.

A lot of secured loans can be used as downpayment as long as your DTI is still within guidelines.  

I would guess depending on the amount, that bank may or may not raise an eyebrow as to the source per federal guidelines.

However I don't see anyway around it there is absolutely no way to get above them in the SERPS and if you were to try it would cost you millions a year and it would be a gamble not a sure thing.
