I definitely think working with a broker that has investment properties of her own is important, but it's not necessary.Have you looked on Zillow or other resources and found properties that fit your criteria to test to see if your realtor isn't finding listed properties for you, or is nothing available that fits your goals? 

im unfamiliar with which neighborhoods are worth staying out of.

My name is Dylan, and I'm a new investor looking to learn more and start investing in real estate.I was just wondering what strategies you guys use to determine the value of a specific neighborhood so you can then decide what a good price is to buy properties at? 

I have always done an informal pre-screen,  talked to people in person and then a formal background check before renting to get a good feel for them and am not fully comfortable renting sight unseen - however I don't want to turn down someone that passes a background check and seems to be a good fit. 

So I literally just closed on my house Tuesday  which is in a very good neighborhood. 

I currently live in the Tobin Hill Neighborhood.

Once you pass (from checking the state website), you can start visiting different brokerages to see which one best fits you.

They properties are in low income neighborhoods so the ARV on each property is 60k.

For contrast to your plan, we have several private money partners lined up for buy and hold rentals and are now actively looking for properties that fit our criteria.

I’ll check out Kenneth and see if he’s a good fit for my family’s needs.
