If you'd like-- you can always add an expiration to the offer to add urgency and not get caught waiting while other deals are coming and going-- I would personally recommend at least 2 business days out as an appropriate amount of time for expiration or opportunity for the seller’s side to respond.3.

If the space allows, you may also want to consider converting it to multiple mini executive offices that are rented on an individual basis, ever since covid and the work-from-home thing has taken off, larger office space is tanking because more and more companies are still learning that they can shut down their office completely and go remote, and there are others who are just waiting for their leases to expire so they can go remote, so I don't see larger office space bouncing back soon, if ever.

You may need to run your credit later on again since that expires, but at least you would be less likely to run into a problem when you are ready to buy.

So if it is a 5 month lease you either need  to get the current landlord to negotiate with the tenant to terminate early, or you need to wait to close until closer to their lease expiration.
