Since you are not currently a landlord you might not have personally experienced or even considered this phenomenon, but you will.   

It's affordable (even now), researching it online is easy, the people/culture fits my personality, and travel is a breeze from the bay area. 

It's also filled with experienced investors that most will try to go behind your back to get a deal. 

Anybody experienced in both fields that could give some direction?

The problem is is I think you can go online and pay like $25 and "make" your dog a "service" dog, which is probably what she will do if/when you ask for documentation.
