The numbers check out and this will be a great deal however we are stumped on figuring how to pay for some of the repairs that probably need to be addressed. 

I scope out a property, write an estimate and negotiate with the contractor to make sure that the policyholder gets back into their home and the insurance company does not get screwed over in the process.As real estate investors we are always wondering if I'm paying the right amount for this job.

The state will typically issue you a new deed upon purchase.Finding the house of the little old lady who passed, who has distant relatives who don't want to deal with it is a goal we are all looking for but marketing for these are tough.

As a investor/flipper we are always looking for homes and networking opportunities.BiggerPockets has been quite impressive with information so far.

All tenants are month to month, so raising the rents is a bit easier and then lock in 1 year leases.There are some bonus opportunities i.e. spreading water bills to tenants as well as airbnb opportunities in 2 of the units as it is on the water, but we are not factoring that in right now.My questions:We have the seller financing option, and the ability to do private for the 30% down second at 8-10% and 2 points.

We are still in the running for a future facility.
