It was the only awkward space in the house, removing the wall separating the hallway, pushing the refrigerator into the closet behind, and moving the range off the end has completely transformed the space to being consistent with the rest of the house.  

The smell took me weeks to remove, and I'm sure I didn't get all of it because it's behind the walls. 

You might run into an issue if the damage is so bad that it effects the intergrity of the building.

It just removes that hurdle and time to negotiate.

Recent changes took effect August 1, 2018 regarding laws for rental properties in Baltimore City.

There have been no changes in flight path that effects this house but some of the comps are in mapped noise zones right under the flight path. 

@Justin Worsham I would reserve a pre-inspection for higher-end SFR's but it's all relative...one bad thing about pre-inspected properties is that it removes the buyer from the due diligence...they basically have to trust a report the seller is providing...it's just not impartial.

The offer was quickly accepted and the roof replacement cost was effectively rolled into my loan. 

The Land Trust also has the added benefit of removing you and your partners’ names from public filing, which is a very helpful accomplishment when seeking to avoid lawsuits.

I know one homeowner who was accused of removing a second story porch (violation was painting the railing) in order to avoid fixing the violation.
