Question on obtaining rental insurance

Hello.  I am looking for advice on obtaining insurance for my rental building.  The building already has water damage to it and needs work.  I currently do not have insurance.  How should I proceed?  Will the insurance company still insure the building but with a clause to exclude the damage that is there?
