I cant tell you how many HO's dont pay attention to this detail and it will hurt your curb appeal and your ability to sell if the need arises in the futureIf your siding is yellow dont pick a blue roofRed siding- dont go w green (unless you live at the North Pole)

David Greene has mentioned a few times in his Podcast that 10 years ago you could practically do no wrong.

I've never done a total overhaul on a property before, so you might not have as many surprise repairs or as long a lag-time, but paying mortgage payments on an investment eats at your confidence even if you can make the payment from your W2. 

wholesalers don't have a club they may do some meetups.. but its dog eat dog for them. 

For those folks, a 401(k) is probably going to give them the best chance of eating more than Ramen noodles when they retire after 40 years.
