If they don't pay rent by the 3 day notice deadline, go to court to get the eviction- be aware it may take 2 hearings ( if the tenants show up and ask for more time for legal counsel).

Maybe have the contractor include a simple declaration on the receipt that it's paid in full therefore the contractor will not place a lien.
