I almost don't understand it.

One of the tings you need to learn is that if you dont want to be a "finance person" then property management or real estate in general is not the career for you, because it it all boils down to numbers and if you think you can wing it without understanding finances then you wont make it in real estate.

and yes I now have a prescreening message for any tenant leads so they have a clear understanding of what i require and then ask them to do a prescreening phone call for an interview if they are really interested then they can fill ip the application form etc.

I understand using a PM with a LTR. 7-9% is much easier to absorb and worth the cost vs an average of 30% on a STR depending on where you buy.I am not sure about the 99% comment.

It's a great market but you really need to understand it or work with a strong team that does.

This beginning learning process will be really crucial for you as you start to understand the basic principles of real estate investing and hone in on where you could have the greatest competitive advantage.
