I invest in central IL, and a big challenge has been property taxes.  

From what I've learned so far go through the key word alerts and try to engage in conversations.

Being a fair distance form the assets you seek to acquire this can be a challenge with many hidden surprises.

Finding quality contractors is a challenge, however is not impossible.

I think the challenge here is that we are very new and established the business last year.  2 person crew as of this point, looking to scale logically.The different channels makes sense and implementing systems surrounding each channel and the results of each.  

I see tons of young couples that are 'engaged' with a child applying for my apts.
