.- New HVAC- New windows (current ones are cheap and don't stay open or lock properly)- Replace flooring (downstairs is carpet and vinyl, upstairs is all carpet)‐ Update kitchen (counter tops are formica, replace old appliances, paint cabinets)- Update Master Bath (replace counter top due to cracks, new paint)- Repair front porch due to small fire (damage some floorboards and railing)-Trim or cut very large Gumball tree down- Garage door panels replacement - Small siding repairs- Repair wear and tear on walls and paint the whole interior.

The Torrance home is priced lower than the Hawthorne home due to the fact that it is on a corner with one side of it being a busy street.Torrance home has some decent upgrades (roof, ac, electrical panels, flooring, and cheap bathroom/cabinet upgrades).

Tenants I just evicted completely maliciously destroyed my house from taking kitchen cabinet doors, shower door, lighting fixtures. fridge, broke windows and more but the worst was writing in permenant marker vulgar and threatening messages using my name on both the inside and outside walls.

Hmm 1200 sqft is a pretty big condo on the beach.As I am currently doing a remodel myself I'll give you my take:Demolition and Disposal - 500 - 1500ripping and diposing out of old carpetripping and disposing of old kitchen cabinets & fixturesripping and disposing of old bathroom fixturesripping and disposing of old baseboardsInstalling tile for 1320 sqft (1200 + 120) (10% for overage) - 5K (assume 4 per/sqft for install labor only)Kitchen Remodel (varies how many cabinets or if changing kitchen layout etc) - 4K in labor especially in upscale high riseBathroom remodel (varies on layout and type of fixtures or changes to wetwork) - 2K in laboYeah so altogether you might see yourself spending 13K in labor not counting supplies, tile, fixtures, appliances, and cabinetry, countertops etc.Hope that helpsJason
