No inverse relationship there.From 2008 to 2011, gold went into parabolic bubble territory while real estate crashed hard.From 2012 to present, real estate has recovered from the crash, while gold has crashed hard from its bubble.If you study all of these time frames, RE and gold are not positively or negatively correlated.

The only way is it worth it for a PM to manage your properties is if he can hose you for $1000 a month in repairs to the property.Sure, you can spend 3x market rate for a property in Dan's man made bubble and rent to quicken kids and it may be easier... but you'll make no money there either.

I've been looking into the low income bonus ADU program and it seems if you buy a reasonably priced SFR with a good sized yard, you can construct at least 2 but up to an almost unlimited number of ADUs in a transit priority zone if you designate 50% of them as low income.
