Value add is value add regardless of type of real estate, you simply need to know how to operate the property better.

I am not qualified in those types of behavioral matters.

I was looking at 6+ unit buildings and what looked to be in c- maybe d type area.

Depending on value some type of probate process is needed to clear title.

I'd recommend you set appointments between normal business type hours,, 9 am to like 6:30 pm for showings, Monday - Saturday.
