New member from Metro Detroit looking to get my feet wet

Hello All,

I'm new to the real estate scene. I've been trying to absorb as much information as possible. I do have a full time job as a construction manager with a focus on construction cost and schedule controls. Currently working in the automotive industry, but I've spent time in the steel and power industries as well. I have little experience outside of owning my own home and the education I received in school. My CM degree focused mostly on residential and commercial construction/real estate. I've wanted to get into this since then, but I never seemed to be in the right place. 

In addition to my full time job, I've got 4 kids under 10 at home. So needless to say, I have little excess time. 

I'm looking to get into this for the cash flow in the short term, with the goal to be able to help put my kids through college, and ultimately be able to enjoy life as my family matures.

I'm in the Michigan / Metro Detroit area, but am also looking at long distance investing as an option. I do not want to be very hands on with the day to day management.

I currently have a small amount of money to invest in this. Probably not enough for a down payment on my own. I'm looking to most likely partner up or JV just to get my feet wet. I was thinking my first step would be into single family or duplex.

My biggest hurdle right now is mustering up the courage to take the first step, or leap as it may be.

I really appreciate everything that I've seen here already and appreciate any encouragement, support, advice that anyone can give.
