They are marketed to newbies, based on metrics that make no sense for that asset class to make them look attractive to those that don't know any better, along with many other ways to cut corners in rehab, quality of the neighborhood, etc., etc. and that is all fine and good to say that many (or even most) of the operators are prone to do such things and that a potential investor should do their homework and due diligence, but that is just the thing that brings us right back to square one ... these are newbies being marketed to and buying these things, they by and large have no idea about how to perform proper due diligence on any property or provider, let alone one thousands of miles away in a market that they are also completely unfamiliar with.

Part of the attraction is the attractiveness of the units which includes the landscaping.  

If you have to unexpectedly sell sooner it's going to be more attractive to an investor to have tenant paid utilities.
