If the property does not get redeemed, you'll have to be prepared to initiate foreclosure and if successful, you'll have to be prepared to pay of the subsequent liens and any fees associated with taking title to the property.If that approach is not attractive, start looking for a partner to step in and help with the finances or to take over for you - be prepared to convince them that the property is worth investing in.

They are marketed to newbies, based on metrics that make no sense for that asset class to make them look attractive to those that don't know any better, along with many other ways to cut corners in rehab, quality of the neighborhood, etc., etc. and that is all fine and good to say that many (or even most) of the operators are prone to do such things and that a potential investor should do their homework and due diligence, but that is just the thing that brings us right back to square one ... these are newbies being marketed to and buying these things, they by and large have no idea about how to perform proper due diligence on any property or provider, let alone one thousands of miles away in a market that they are also completely unfamiliar with.
