Tenant now has emotional support, service animal

Hi everyone,

I have a tenant is a great tenant. Pays on time, is kind, keeps the home very tidy, and doesn't complain a lot or break things. 

Recently my tenant informed me they have been prescribed a service animal for emotional support. I'm not opposed to their need for the dog and the letter from their doctor looks legit. 

My questions:

  • Do I need to verify the animal is a service animal? Can I without violating patient confidentiality laws?
  • Do we need to amend the lease at all or sign anything acknowledging they now have a service animal and the rules that come with? (such as they're still responsible for all damages caused by the dog)
