Hello BP fam,I was wondering as a general rule of thumb, how many flips would you suggest a new investor finish before taking on a major rehab project. 

While most people attend a university to become better suited for a job, these days most jobs require a 4 year degree to prove that someone was able to start and finish something successfully.

Finally, I guess it comes down to what we think the area will look like come 2021 when my home is finished.

You also need money for reserves, so you can finish the job if you go over budget.For deals 1/2 this amount ($50k) purchase, I needed about $30k in cash ($10k down, $10 to start rehab, $10k reserves).Hope that clarifies and good luck!
