From talking to lenders, I need to accept at least one job offer and have an actual job after college in order to qualify for a loan since I don’t have two years of tax return from my business.

I'm actually a bit stuck here myself. 

Just need to set expectations for what you're actually getting in return, a small condo is not going to be life changing wealth.

You can get financing, it has to be bought before the auction date. 

I have heard of out-of-state CPAs not being familiar with these rules and assuming that California, just like their home state, does not impose a filing requirement on single-member LLCs, and their client missed the filing, and the FTB came after them with fines and penalties for failing to file.This being said, if the out-of-state CPA is knowledgeable about California tax rules, then there's no reason to fear unless you actually want to meet your CPA in person.  

To be clear: you've never actually taken $3.5 million of investor equity and purchased a $10 million apartment building, correct?

I am actually from Elgin but live in Chicago now.

From the initial notice to the actual eviction, this can be complex and time-consuming.
