@Daniel Ye I am actually starting my drive to Monterey, CA this Friday. 

I believe there is also an REI event in Escondido this Friday as well.

A side-by-side duplex will be more pleasant to share with tenants and easier to rent than one over the other, pay close attention to the other surrounding properties, talk to the neighbors and local police etc, maybe visit on a Friday/Saturday night to see if there's any monkey business etc....... here's to your success! 

I have been bulking my offers and sending them out in bulk on Friday with validity until Monday close of business.  

TL:DR - my inspection contingency expires on Friday so I need to make a decision on this duplex in the next 2 days.

SMH.And on Friday, a 4plex short sale popped up on Realtor which I was interested in and I was contacted by another agent.

I mean even in the 60s when I would go visit my grandparents in Milwaukee.. there was the corner store.. corner Pub  Friday night fish fry.. most of it walking distance.
