You have $30k in the bank (is there student loan debt?).....

I am a 20 year old college student and I’ve seen the power of real estate investing.

I also have a 24k student loan, so I have been trying to think other real estate options to gain capital, flipping sounds like a good approach but I don't have any the skills do do it myself at the moment. 

@Kevin Enderle Almost 100% of my 50+unit portfolio are student rentals and not allowing pets is totally swimming upstream. 

I am not sure why Discover would have declined the approval, but I know that many smaller banks also offer great student cards that have very low credit limits ($2,000 or less).

I also like one of his former students, his name is Fritz Joseph.If you are a Carrot.com website customer they also have a FB course. 

This zone, while still somewhat sketchy, enjoys some relative quiet and safety as a result, and is more attractive to the university students compared to buildings outside of the zone.

There are a few types of tenants (short term rentals, contract workers, students, etc) that will prefer a furnished rental.

I am currently a full time student on an athletic full ride scholarship.

If you're willing and able to deal with college students, anywhere near the UT campus is going to be a great place to live and offer rental opportunities.Otherwise, I'd recommend looking in the Anderson Mill or NW region of Austin.
