I think she actually had a really good idea.she believes that providing gift baskets for first time tenants that include general house warming gifts, cleaning supplies,maybe a recipe book  and even a small book or brochure of how to care of  a house would be a great start to a relationship/good tenant.the goal of this would be to obviously motivate your tenant to take care of your property, keep it clean, and to create a level of respect between both parties right off the bat. that means (rent on time, communication, a good experience from beginning to end.)im interested in hearing your thoughts about this and if any of you are or have already tried it?

What proof do you have they have made the past 12 checks on time?

At the same time isn't less true that most duplexes are not in the MOST desirable areas if you have a family.

I have been a long time reader absorbing everything I can.  

For the first time in the 15 years I've owned property, I don't loathe bookkeeping, and I'm not worried that I've got my books done wrong.

We bought our first duplex in 2016 with 100% financing (mortgage + heloc for downpayment) and are making great cash flow on it 8 years later. 

Anything you would have done differently to save time, money, or headaches?

Over time, you're essentially shorting the American dollar, and with how both sides of the aisle run deficits, the printing machine isn't being turned off anytime soon.
