There's already more and more inventory hitting the market now all over the country, so I would start taking action and do it!

Even though he is the president of the HOA, this still poses some problems as certain actions require a 75% vote of the owners. 

These are broad goals that need to be broken down into short term action items.

Don't get so stuck on doing everything right that you will go into the study with no action mode.

Not a bad start.These actions only become 'scummy' if you assume facts not supplied. 

The tenant who signed up for the new internet service in his name also never responds when I try to communicate and he has disturbed the other tenant several times by playing games late at night and being loud (the lease also states no one should cause disturbances and tenants areentitled to quiet enjoyment of the premises).My question is: what action should I take here?

In 45 days, I’ve gotten one tenant (high credit, seems decent) and a few applications that fell thru based on Tenent financials.My actionable steps I’ve thought of:1) lower price - I have $1580 liability left and 2 units to rent - maybe I’m just way to high on my rent price?
