Always shoot for that win/win scenario but at the end of the day if you don't own the property (Or should I say control the property) you are giving up a very valuable aspect of real estate.

But to your point, I have priced things accordingly now based on states and counties and know I am not going to win the bid but I also know that the people who are paying 70% on an asset in a certain county will have to wait 3 years when it was previously 6 months to get it back, and they bid it as if it will only take 6 months.

That’s the best bet.

Heck, I bet there are people who have remodeled their whole house including the guest house and written it off to the rental....

I bet there’s only about a 10% success rate .

Either way it's a win obviously, but your better to think long term.

Your best bet would be to put 3.5% down with an FHA loan. 

Downtown district is so expensive but Gulf Hills is a little better and seems like a good bet, especially with the new owner of the GH Hotel. 

If I can help someone in the military while at the same time taking care of my family thats a big win win.
