Turned out it was ate up with termites, black mold and the foundation was almost non existent. my realtor thought it was so bad that she called the other realtor that listed it immediately and said it needed to be demolished.

OR do i just have to swallow the pill and wait it out and have to pay full cash until this BLACK mark is removed?

@Leona King For taxes go to the County web site and enter the address or parcel number and check that way.

You may want to change the hardware so they all match-go with black as it matches the door hinges.

Besides the great resources here on BP, for networking I’d also recommend checking out local groups that meet regularly such as RIREIG which meets in Warwick and Black Diamond which meets in Burlington MA (maybe a little far afield for you if you’re coming from Newport, but also a good group worth checking out)

You need to be open to everything even a black swan event.  

The duplexes are tough to make cash flow...you really need the 3rd and especially 4th units to get into the black.
