I've connected with bankers in the area that will do 5% down and no PMI necessary (only downside its the loan with be a 7/1 ARM... but at 5% down on a primary w/o PMI it would be sweet to be able to utilize that leverage).

Shame, it would been sweet to make a deal on these with the owner and not have to deal with competition.

I include all my info in there.. refresh it with new info as needed (in this case open house) and keep the ads short and sweet (bullet point the highlights.. eg NEW kitchen, washer dryer, etc).  

Cash flow like this doesn't exist anywhere in Texas unless you get those sweet, sweet off market deals from brokers.

I can't tell you how many "renovated" properties I've seen that could sell faster and for more money or more profit if the flipper had worked with an agent on the front end to hit the sweet spot of the area.  

If it is a really great day with no issues then I savor the sweetness of that rare occurrence.
