After 3, take the funds and purchase strictly cash flow rentals or buy dividend stocks.

As you think about it, factor in your own pleasure/convenience in living in the house in the location, any income you might receive from the rental unit, and balance the personal benefits vs the strictly financial aspect.Can you make money from the garage w/o significant investment? 

Unless you are desperate for tenants perhaps you could give your PM strict guidelines for acceptance so that they can quickly reject any potential applicants whom do not meet your criteria.

I'm usually strictly numbers.. if they don't work, I move on. 

If we did what we were supposed to do without accountability dieting and exercise would not be a multi billion dollar industry each year. 

My apologies for venting and I know I'm not being helpful to your situation but the part of this issue we have in common are the strict residential/commercial guidelines.My condo is a waste for me.

A qualified manager who would also manage the tenant can handle the full screening, and hopefully would have a strict criteria.
