But in any case - b e professional, dont give them any nonsense about how you want to solve their problems - just say hey I understand your property at xyz may be coming on the market and I would love to discuss as it is exactly what I am looking for for my family (blah blah blah)   I get calls like this all the time so just be professional - maybe he will give you his agents name so you can contact the agent?   

Having such a positive and open mindset toward solving the problems of others will help you go far in your journey.

This was before BP, all I had was a bunch of books, CD courses to listen to (yes, I know, but at least it was not tapes...) and a residential real estate agent who was very nice, but had no clue either.Turns out it worked; in 2014 I was out of the rate race and the rest is history.

My wildest one was taken away by Federal agents and moved in to witness protection, I have no clue what happened all I know is the agents were there showed their badges and paperwork, and the tenant and their personal items were gone in about an hour. 

Keep in mind that lead conversion is a lot more than just sending marketing, it is:Sales Skills, Following Up, Problem Solving, Etc.If you are getting a lot of investors then yes add them to your buyers list even if you do not have any deals yet.
