I personally skipped the lawyer and just did due-diligence on the buyers agent and title/escrow companies.

Here are some reasons you should skip the LLC:- Up front attorney fees- Extra paperwork annually- Cannot get conventional financing on properties in an LLC- Attorney can get around it- Most people starting out don't have many assets to go after anyways. 

I assume that most people skip the inspection process with properties that need a complete gut.  

In one case, the elderly owner went to a nursing home, scammers found out the home was vacant and owned free and clear, had a deed filed changing ownership to them, got a mortgage for $250K, skipped town.

get the address of the owner and skip trace their number and get on the PHONE!!! 

It's been a while since I listened to Earl Nightingale - once upon a time a friend gave me that recording on CD, and I think I'm going to listen to it during my commute and skip a couple of podcasts for a while. 

Unless you are high end anything with alot of controls, skip it. 

For my data I use propstream for my lists and early on I also used propstream for my skiptracing for the first 600 people on my list, since then I have used batch skip tracing and i've been getting more contact but the numbers are still low.

It is very doubtful they will skip out on paying rent.
