@John Umphress, you would want to consider sinking less money into Dead Equity for a thousand reasons, especially if you are over 45yrs of age with less than 300k in retirement savings.But if you're worried about it, 2 or 3 months after you close on a property, if that time you still feel the need to put more down, then do a simple reduction of principle & loan re-cast.2 months After closing, if you still can't think of better use of your funds and still want to re-cast, tell us know.

When it first opened is was used a vacation rentals the over time became more long term rentals to locals and since the couple was getting up in age a lot of the cottages were neglected, except 6 have new metal roofs last done about 5 years ago..This is a major undertaking that I'm not 100% sure my wife and I can handle she seems to think after renovations we could gross over 150K per year but I'm a bit more skeptical but seriously considering it but hate to sink all cash into the deal if we can't find financing..

Anyways...I am so HOOKED on the concept of Wholesaling that I think about it 24/7....ugh...Anyways, if all my $25,000 ends up doing is sinking this HUGE seed in my heart and leading me to Wholesalers Inc. which led me to BiggerPockets, then it was worth every penny!!
