I have gotten one estimate so far which seems a bit high, I would like a second opinion.I am an out of state investor so I need someone super reliable, honest contractor who is great at communicating with clients.Any suggestions?

Consider moving to one of the burbs that has a Metra line that services the station that serves Amtrak as well.If you desire to live IN the city, public transit is very reliable.

It's a strange subject because you'll have so many people tell you that it's a terrific idea and it will be an all-inclusive solution to many housing problems, etc.

Martin and Harry Dent both predict a steep downtrend this year in the value of everything for the next twenty years as we have a Worldwide Debt problem with no solution in a Deflationary Economy.

For one, you have to remember you're the one with the solution to the problem, you're the BUYER (or you're connected with the buyers), you're the one that has to decide if YOU want the deal or not..I'll take it a step further to even say the seller should be making you the offer, I personally never make an offer, I always ask: "What's the best you can do knowing that I can do XYZ and provide (insert services here)?"

If my tenants are reliable, I reach out to them four months before the lease ends and give them a month to decide.

@Chris Dawson its in independence kansas and we've finally found a manageable solution. 

Does anyone have a solution for getting around this?
